Last week, Rashmi Singhal, a data analytics professional, took initiative on behalf of her busy husband to look for a new apartment in Mumbai. She wanted to shortlist options by the weekend so that her husband could accompany her for the site visits. She went through online portals looking specifically for owner listings, to avoid middlemen--brokers or real estate agents. But as agents promised more options, she reached out to one of them.Rashmi talked to him on the phone and decided to visit his office to go through the project plans before the actual visits.
Half expecting to see a regular broker, she stepped into the office of Rahul Singh with a sigh. Meet Rahul--our new avatar of the real estate agent, or broker--an MBA who uses Google Adwords to get new clients and questions the cost per lead being offered by portals.
He spoke about client-customer relationship management system in the same breath as a 3D walkthrough and digitally designed blueprints. Rahul is also waiting for his RERA registration number.
Rashmi was stunned, to say the least.She returned home satisfied that her property decision lay in safe hands.
Rahul Singh, however, is not an exception. He represents a new breed of real estate agents of today--they are not only technologically advanced, they ensure end-to-end closures much like true relationship managers. Today's welleducated, professional real estate broker appreciates your time and helps you make the most of it.
Gagan Sinha, a homebuyer in Gurgaon, says: “I was looking for a property in Gurgaon within a budget of Rs 75 lakh.There was a flat I liked, but it was not in my budget. My agent understood the choice and promised not to disturb me for a month, as I requested. I trusted him and focused on my office work while he researched. He gave me a call after a month with handpicked options--I was impressed. I finally closed a good option with him for Rs 80 lakh.“ So, can buyers now have real estate agents as their true partners in home search? Kailash Joshi, a business-owner and a homebuyer in Noida, says: “There is too much competition and, with social media coming in, shady history of agents can no more be hidden. I cancelled a deal at the last moment after my wife looked up the agent in the net and found a few buyers accusing him of unfair practices.“
Nishant Garg, another homebuyer in the city, says: “Agents today are appreciating the force of goodwill and the professionally inclined among them are not out to make a quick buck. If I am satisfied with the house I get, I would refer him to five of my friends.My agent suggested builders who give early possession and I got a deal in the end.“
Real estate agents also acknowledge this shift. Christopher D'Souza, a direct reseller from builders [Channel partner] and a RERA-registered agent in Mira Road, Mumbai, says: “We as agents have become focused in the deals we do. Many of us are registered with RERA and under the real estate act, only RERA-compliant agent can partner with a builder for a project under construction. This has helped bring transparency in the system.“
